An SBEM calculation is a modeling tool designed to assess the energy performance and carbon emissions of your upcoming non-residential building project. Similar to a SAP calculation for residential properties, SBEM utilises the National Calculation Method (NCM) to estimate the annual energy consumption of the proposed building and offers insights into potential cost-saving measures.

This calculation considers factors such as the U-values of the building’s structural components (such as roofs, walls, and windows), as well as the building’s air tightness once it’s constructed.

Crucially, SBEM aids governmental efforts to reduce carbon dioxide emissions by meeting specified annual carbon targets, thus contributing to a more sustainable future.

Similar to a SAP calculation, the SBEM process culminates in the issuance of an Energy Performance Certificate (EPC).

Is a SBEM Calculation Necessary?

All newly constructed commercial properties must undergo an SBEM calculation, which yields a BRUKL report and an Energy Performance Certificate (EPC). The EPC is a prerequisite for selling or leasing the property. Likewise, existing commercial properties require an EPC before sale or lease to enable potential buyers to ascertain the building’s current energy efficiency rating.

For existing commercial properties, obtaining an accurate and current EPC empowers owners and tenants to evaluate the feasibility of purchasing or leasing based on factors such as current energy consumption, potential renovation costs, and compliance with Minimum Energy Efficiency Standards (MEES). MEES dictates that properties with an EPC rating below E cannot be leased.

  1. Building construction plans
  2. Types of heating systems intended for use
  3. Types of lighting fixtures planned for installation
  4. Specifications of ventilation and air conditioning systems to be implemented
  5. Utilisation of any renewable energy sources, such as solar photovoltaic panels, wind turbines, and ground or air-source heating systems.
